Keys-in-hand package: property file, utilities and contracts

The keys are yours. Now everything that comes with them

After the deed comes what nobody told you about: six contracts still in the previous owner's name, bills bouncing because there is no direct debit, and a folder of papers nobody has ever sorted. It is done once, properly, and never touched again.

And because it is a package

  • A written inventory of what is contracted at the property and in whose name.
  • Name changes and direct debits done in the order that avoids a supply cut.
  • All the house paperwork gathered into a single PDF, in your language and in Spanish.
  • A single fixed price, in writing, before anything starts.
  • Twelve months to use it: you can leave internet until you have chosen a provider.

Why this matters now

A bill that bounces because there is no direct debit gives no warning: the cut comes, and reconnecting costs more than the bill did. And on the day you sell, the notary will ask for exactly the papers in the file. Doing all three at once takes advantage of having identified the contracts only once.

What this service is NOT

We do not pay your bills for you and we are not a managing agent. We set up direct debits, change account holders and sort papers; the money always leaves your own account, in your name. Nor do we choose your electricity or internet company for you: we give you the written comparison and you decide.

Questions about this service

Does it work for a new-build?

Yes, and that is where it shows most: on a new-build almost everything is still in the developer's name and has to be transferred one by one. What we do not do is the technical handover report, which requires a registered surveyor's signature.

What if I do not live here?

That is the normal case for our clients. All of this is done remotely, with your details and your digital signatures or a written authorisation; you do not need to come.

Can I pay in two instalments?

Yes, half on accepting the quote and half on delivery of the last item. It is in the terms of engagement.
