Everything your house owes you, and everything you owe it

Every sale, every letting and every inspection asks for the same eight or ten documents. And the owner who lives abroad never knows where they are, or which ones are still valid. We gather them, order them and hand them back as a single file.

What you get

  • Cadastral reference, surface area and ownership, exactly as recorded.
  • IBI and refuse charge: amount, debit date and the account it is charged to.
  • Habitation certificate or second-occupation licence, with its expiry date.
  • Energy certificate, insurance, community fee and tourist licence where one exists.
  • The useful contacts: administrator, insurer, utilities, and who to call about what.

Why this matters now

The day you sell, the buyer wants all of this within forty-eight hours. The day you want to let, the platform wants the registration number. The day there is a leak, the insurer wants the policy. None of those days is a good day to start looking through a drawer that is two thousand kilometres away.

What this service is NOT

The file is only worth what the documents in it are worth: we collect, check against the original and cite the source and date of every entry. We invent nothing, and where a document is missing the file says 'missing' rather than filling the gap. It does not replace a Land Registry nota simple or a surveyor's report.

Questions about this service

Do I have to give you any passwords?

No. We work from the documents you send us and from what is public, such as the cadastre. We never ask for your Cl@ve or your digital certificate — and if anyone does, be suspicious.

I have two properties. Two files?

Yes, one per property, because the documents belong to the property and not to the owner. The second and subsequent ones are €99 each when done at the same time.

Is it enough to sell with?

It is enough to arrive at a sale prepared and to stop your lawyer losing three weeks. It does not replace the registry and notarial documentation a conveyance requires.
