A day with us: viewings, offices and translation
A full day at your side, in your language
You come for a week, and in that week you want to see houses, open an account and understand what you are signing. Alone, it goes on phone calls and waiting. With someone local beside you, it fits into a day.
What you get
- Beforehand: your plan in five lines, and we tell you which towns fit it and which do not.
- The appointments at the agencies YOU choose, booked and confirmed, in the right order and on one route.
- We drive you and translate, including the part nobody translates: costs, deadlines, the community.
- On the spot we read the cadastre, the land registry, the municipal licence and the second-occupancy paper.
- Afterwards: a written summary of what you saw and what each property is missing.
Why this matters now
The Spanish notary checks that the deed is legal, but represents neither buyer nor seller: nobody will flag a problem for you on their own initiative. Locally, accompaniment with an interpreter is charged at 50 € an hour, with government fees, appointment booking, translation and transport all excluded. Our day is seven hours with all of that inside it.
What this service is NOT
We are not an estate agency and we do not act as intermediaries in a sale: we do not choose your house and we take no commission from any office, which is exactly why what we tell you belongs to you and not to the seller. We give no legal or tax advice either. We read documents and tell you what they say; an opinion is signed by a lawyer.
Questions about this service
Can I use you on the day of signing at the notary?
Yes, and it is one of the best days to have us. We translate what is read aloud and warn you before you sign if something does not match what was agreed. The reading of the deed is done by the notary, not by us.
What if I need more than one day?
Each extra hour is 50 €, and if it becomes two consecutive days we tell you in writing beforehand. We never send an invoice you did not see coming.
Do you work with particular agencies?
We go to the ones you choose. If you have none, we give you a list and say why each one is on it. We receive no commission from any of them, and you can check that: our invoice is made out to you.
