What you get

Beforehand: a call and your plan in five lines. We tell you which towns and urbanisations fit your budget and your life, which do not, and why.
A route through the areas you are unsure about: Rojales and Ciudad Quesada, Torrevieja, Orihuela Costa, Guardamar, Pilar de la Horadada, the Mar Menor. What you see on a winter afternoon, not what a brochure says.
The appointments at the agencies YOU choose, booked and confirmed, in the right order and on the same route. If you have none yet, we show you where to pick them.
You drive your own car or the hire car; we ride with you and translate, including the part nobody translates: community fees, deadlines, licences.
On the spot we read the cadastre, the land registry, the municipal licence and the second-occupancy paper. Afterwards: a written summary by area and by property, with what each one is missing.

Why this matters now

A viewing with an agency lasts twenty minutes and shows you a house. It does not show how long the hospital takes, what the street is like at eleven at night, what happens in the urbanisation in February or what the community charges. You find that out after signing, or you look at it before, with someone who lives here and takes no commission from anyone. Locally an interpreter by the hour costs 50 € an hour, with no preparation, no appointments booked and no summary; our day is seven hours with all of that inside it.

What this service is NOT

We are not an estate agency and we do not act as intermediaries in a sale: we do not choose your house, we do not negotiate the price and we take no commission from any office, which is exactly why what we tell you belongs to you and not to the seller. We give no legal or tax advice either. We read documents and tell you what they say; an opinion is signed by a lawyer. And we are not tourist guides: we show you where people live, not the monuments.

Questions about this service

Who drives?

You do, in your own car or the hire car you already have for the week. We ride with you, or lead the way if you come in several cars. That keeps the day yours: you stop where you want, go back to a street you liked, and what you pay for is the guiding and the translation, not a transport service.

Which areas do you cover?

From Guardamar del Segura to the Mar Menor: Rojales and Ciudad Quesada, Benijófar, Algorfa, Los Montesinos, San Miguel de Salinas, Torrevieja, Orihuela Costa, Pilar de la Horadada, San Pedro del Pinatar, San Javier and Los Alcázares. A day fits four or five areas seen properly; a morning, two or three.

Do you work with particular agencies?

We go to the ones you choose. If you have none, we show you the directory of agencies listed in the RAICV register published by HolaBlanca, our sister site, and tell you how to choose. We receive no commission from any of them, and you can check that: our invoice is made out to you.

What if I am not sure yet that I want to buy?

Then this is the best moment. Many people come to look without an agency and go home with the same doubt. A day through the areas with someone local, before booking any viewings, is what turns the second trip into the one where you see houses.

Can I use you on the day of signing at the notary?

Yes, and it is one of the best days to have us. We translate what is read aloud and warn you before you sign if something does not match what was agreed. The reading of the deed is done by the notary, not by us.

What if I need more than one day?

Each extra hour is 50 €, and if it becomes two consecutive days we tell you in writing beforehand. We never send an invoice you did not see coming.

Houses are viewed with an agency, and we are not one.
