Modelo 210: Spanish tax for non-resident owners
Even if you never let it, your house files a return
This is the obligation most foreign owners discover late: owning a home in Spain without being resident triggers an annual return, even if the house is empty eleven months of the year. It is not expensive. Forgetting it is.

Why this matters now
It is not a new obligation, and that is precisely the problem: it has been there for years, the market is well served and the price is low, so nobody rings you to remind you. What the absent owner lacks is not an adviser — it is somebody who remembers on their behalf before the surcharge arrives.
What this service is NOT
This is not tax advice and we neither calculate nor sign your return. A registered gestoría does, and bills its fee directly. We do the part nobody does: remembering, gathering and translating. If your case involves rental income, several owners or a sale within the tax year, the person who decides is the registered professional, not us.
Questions about this service
Is form 210 the same thing as the modelo 210?
Yes. Modelo 210 is its official Spanish name; in English it is usually written form 210 or model 210, and the tax agency itself calls it the non-resident income tax return. One form, one annual filing — the one described on this page.
What does it cost in the end?
It depends on the gestoría and on your case. Online, a national operator offers it from €34.95. We do not compete with that price and we do not pretend to: we tell you the fee before starting, and if you are better off doing it yourself we say that too.
There are two of us on the deeds. Two returns?
Generally yes, one per owner and per share. It is one of the reasons people get it wrong the first time.
I have not filed for three years. What now?
Say so. Late filing with a surcharge exists, and it is far better than waiting for the letter to arrive. At that point the gestoría is essential, and the first step is gathering three years of paperwork.
