Purpose

HolaOwners provides administrative, documentary and translation support to non-resident property owners in Spain. HolaOwners is not a law firm, not a gestoría, not a tax advisory practice and not a registered technical practice, and does not carry out activities reserved to those professions. Non-resident tax returns (modelo 210 and the refund of the 3 % withholding) are prepared by HolaOwners and calculated, signed and filed by an external partner tax adviser, duly qualified, whom HolaOwners instructs with your express consent. No other service requires a registered professional's signature: the other formalities that do are not provided from this site.

Terms of use

Access to this site is free of charge. Using it makes you a user and means that you accept these terms in the version published at the time of your visit. You undertake to use it lawfully: not to introduce viruses or harmful code, not to try to access restricted areas of the server, not to use the forms to send unsolicited communications or to write in another person's name, and to make sure that the data you give us are accurate and your own, or belong to a third party who has authorised you to give them to us.

The owner may change, suspend or withdraw content or services of the site without notice. These terms may be updated; the date of the latest version appears at the top of this page.

Information for guidance only

The information published is general and informative and does not constitute legal, tax or technical advice. The rules referred to may change; the figures and dates given correspond to the date on which each page was published or checked. Nothing on this site replaces consulting a registered professional about a specific case. What binds the parties is the paid order, under the terms of engagement.

Links to other sites

This site links to public administration pages and other third parties, and to services such as WhatsApp or the Calendly booking page so that you can contact us. The owner does not control those sites and is not responsible for their content, availability or policies, in accordance with article 17 of the LSSI-CE. Any link will be removed as soon as the owner has actual knowledge that it leads to unlawful content.

No intermediation

HolaOwners prepares, organises, translates (not as a sworn translator), checks and accompanies. It is not a party to the contracts or procedures that the user enters into or starts with third parties: public administrations, banks, utility companies, owners' associations, buyers, tenants, rental platforms, gestorías, lawyers, notaries or other professionals. Except for the tax returns on our service pages, which an external partner tax adviser files on our instruction and with the user's express consent, where a formality requires a registered professional, the user chooses, engages and pays that professional directly. The decisions and timescales of those third parties are theirs and do not depend on HolaOwners.

Availability and force majeure

Uninterrupted access to the site and the absence of errors are not guaranteed. Having taken reasonable security measures, the owner is not liable for damage caused by interruptions, breakdowns, viruses or attacks beyond its control. Nor is it liable for failures or delays due to causes beyond its reasonable control, such as outages of hosting, communications or payment providers, closures or delays of public administrations, disasters, epidemics, decisions of the authorities or strikes.

Limitation of liability

Towards clients who engage us as a business or professional, the owner's total liability on any ground related to the service is limited to the amount actually paid by that client in the twelve (12) months before the event giving rise to it, and loss of profit and indirect damage are excluded.

Nothing above limits liability for wilful misconduct or gross negligence, or the rights that Spanish Royal Legislative Decree 1/2007 gives to anyone who contracts as a consumer.

Intellectual and industrial property

The texts, design, code, the HolaOwners trading name, logos, PDF guides and photographs on this site belong to its owner or are used under licence. Quotation with a link to the source is permitted. Reproduction, distribution, public communication or transformation, in whole or in part, without written authorisation is prohibited. Third-party trademarks, names and content mentioned belong to their owners. If you consider that content on this site infringes your rights, write to contact@holaowners.com and we will remove it once we have checked.

Applicable law and jurisdiction

This notice and the use of the site are governed by Spanish law. Any dispute shall be heard by the courts of Alicante, unless the user is a consumer, in which case the courts of the user's domicile shall have jurisdiction.
