Does your listing have the right to exist?
Since 2026 the single registry cross-checks your listing against your registration number, and anything that does not match disappears from the platform. Better to know where you stand before that happens in July, with the house already booked.
What you get

Why this matters now
The single registry has rejected around 1,402 properties in the Region of Murcia alone. Fines for irregular holiday letting run from €601 to €30,000 depending on the breach, and the annual declaration has been compulsory since 2026. A listing pulled in high season costs you the whole season.
What this service is NOT
Two autonomous regions, two sets of rules, and town halls that add their own. We never write 'you are compliant': we write what was checked, on what date, against which source, and what remains unchecked. The regularisation file is signed and filed by a registered gestoría, which bills separately.
Questions about this service
I only let it two weeks a year, to friends. Does this affect me?
If you charge, yes. The rule looks at transfer for consideration, not at how many weeks or who the guest is. If you charge nothing, that is a different case, and we will say so.
My community voted against holiday letting. Is that the end of it?
It depends when the vote was, on what majority, and what the statutes say. That is exactly one of the five points we check, and it is the one that surprises owners most often.
Will you obtain the licence for me?
We prepare and order the complete file. The signature and the filing are provided by a registered gestoría, because that is what the law requires and because a file signed by the wrong person is worth nothing.
