How it is worked out

Income for the year = price per night times nights let, or price per month times months let. Costs = the platform commission on that income, plus the cleaning, community fees, IBI, utilities and insurance you enter. Net before tax = income minus costs.

If you live in the EU, Iceland, Norway or Liechtenstein, non-resident tax is 19% on the income less the costs you can justify (consolidated text of the Non-Resident Income Tax Law, articles 24.6 and 25). If you live in any other country, the UK included, it is 24% on the full income, with no cost deducted (articles 24.1 and 25).

The form 210 deadline for 2026 rent in a grouped annual return is 1 to 20 April 2027, under Orden HAC/623/2026. The commission, cleaning and cost figures are yours: the page assumes none.

Why do I pay more tax if I live in the UK?

Because, as you are from outside the EU, the tax is 24% on the full income and you cannot deduct costs. In the EU it is 19% on the net.

Which costs can I deduct?

If you live in the EU, Iceland or Norway, those the income tax law accepts and you can justify as linked to the rental. Otherwise, none.

When do I file form 210 for my rent?

Rent for 2026 in a grouped annual return, 1 to 20 April 2027. If you file quarterly, other deadlines: check them with the Tax Agency.

Do I need a registration number to rent by the night?

Yes, the tourist rental registration of your region. We explain it on the page about tourist rentals in order.

Do you file form 210 for me?

No. We prepare the data and the translations. A professional who signs files it, and you hire them directly.
