German owners: the return, the letting and the papers

No limit on days, but an annual return — and a register if you let.

German owners usually arrive with their papers in order and a reasonable expectation: that there is a clear procedure. There is, but it is not written in their language.

No day limit, and no exemption from filing

As an EU citizen you have no limit on your stay. That does not exempt you from the modelo 210: the return depends on your tax residence, not on your nationality nor on how long you spend here.

If you let, two administrations at once

The holiday-let register is run by the autonomous community — the Generalitat Valenciana or the Murcia Tourism Institute, depending on where the house is — and the return is run by the tax agency. They are two separate formalities and neither replaces the other.

The property file, before it is needed

Deed, cadastral reference, IBI, energy certificate, insurance, association minutes. Gathering them without pressure takes a few hours; gathering them on the day of a sale or an inheritance takes weeks.
