Letting your house for a few days: what you need first

A listing without a registration number is an illegal listing.

Letting for a few days a year is not a favour between private individuals: it is a regulated activity, and the region regulates it. The first question is not “how much do I charge” but “which administration am I under”.

First: which autonomous community you are under

It is not decided by the beach you can see from the terrace, but by the municipality on your deed. Torrevieja, Orihuela, Rojales, Guardamar and Pilar de la Horadada are in the province of Alicante and therefore in the Valencian Community. Mazarrón, San Javier and San Pedro del Pinatar are in the Region of Murcia.

It is a real border and it is very close: in Pilar de la Horadada, the neighbour across the road may answer to a different administration. Following their advice to the letter is the most expensive mistake in the area.

Which register belongs to which

In the Valencian Community, tourist accommodation is entered in the Tourism Register of the Valencian Community, run by the Generalitat. In the Region of Murcia, in the Register of Tourism Businesses and Activities, run by the Tourism Institute.

Both issue a registration number. Both official links are at the foot of this guide.

The number has to be in the listing

Holding it is not enough: it must appear in all advertising and all offers. A platform listing without a visible number is a listing that does not comply, even if the registration exists.

The fine range for holiday letting without a valid registration number runs from 601 to 30,000 euros. It is the figure that most quickly convinces people who thought “a few days in summer don't count”.

What the register does not settle

Holding the number does not replace the tax return: if you receive rent, that income is declared, and it is declared on the modelo 210 if you do not live here. They are two separate obligations before two separate administrations, and meeting one does not excuse the other.

Nor does it settle what your residents' association says, which in some cases can restrict the activity.

Check three things before applying

That the municipality on your deed is the one you think. That the property meets the technical requirements your region demands. And that no planning or association restriction prevents it. Discovering any of the three after you have advertised costs far more than checking beforehand.

I let it for three weeks in summer. Does this apply to me?

Yes. The rule does not distinguish by number of days: it distinguishes by the fact of offering the property as tourist accommodation.

My house is in Pilar de la Horadada and my neighbour's in San Pedro. Same register?

No. Pilar de la Horadada is the Valencian Community; San Pedro del Pinatar is the Region of Murcia. They are a kilometre apart and answer to two different administrations.

Can I do it myself?

Yes, if you hold a Spanish digital identity and understand the procedure. Most foreign owners have neither, and that is where we come in.
