Snagging report for a new build in Spain

Before you pay the balance, let somebody independent walk your house

You bought off plan, you have never set foot on the site, and completion is in three weeks. On the day you sign, whatever is not written down stops existing. This report is what gets written down.

Why this matters now

Ciudad Quesada has seven developments on sale and villas from €297,000, and a large share of buyers are foreigners who take delivery without ever having seen the house. On this coast a snagging report costs between €200 and €500 — less than a single defect discovered after you have signed.

What this service is NOT

The report is signed by a registered aparejador, and without that signature it carries no weight with a developer: we provide the photography, the video, the translation and the document. It is not a structural survey and not a valuation, and it does not apportion liability: it records what can be seen, with a date. And we do not work for developers on this service, for obvious reasons.

Questions about this service

Can it still be done after completion?

It can, and it is still useful: there is a guarantee period for defects and finishes. But it is worth far more beforehand, because beforehand you still hold the final payment.

I am in Norway. How do I follow it?

Through the ten-minute video and the report. And if you want, we run the visit as a live video call with you, with the document following afterwards.

Do you talk to the developer for me?

No. We hand you the document in two languages so that you, or your lawyer, hand it over. Negotiating defects on your behalf is a different trade, and not ours.
