Empty home: proof of possession and protocol
Proof is prepared cold, not on the day the phone rings
When a neighbour calls to say there are people in your house, a race of hours begins in which the only thing that helps is what you had already written down. And what almost nobody has written down is the simplest thing: that the house is yours, and that you use it.
What you get
- The possession file: deed, bills in your name, dated photographs and the real state of the home.
- The first-48-hours protocol, on one sheet, in your language: who you call and in what order.
- The text of the police report prepared in advance, with the details the police always ask for.
- A check that utilities, insurance and the town-hall roll say the same as the deed.

Why this matters now
Organic Law 1/2025, in force since 3 April 2025, moved the offences of breaking into a dwelling and of usurpation into the FAST-TRACK procedure: the criminal route, once the slow one, can now be resolved in weeks. But a fast track stands on immediate evidence, and immediate evidence is the evidence that already existed. That is the difference between reporting the same day with a closed file and finding out in October that the only photo of your living room is from 2019. Meanwhile the market charges €700 to €8,000 for an intervention, and the judicial eviction route can pass €6,000 and last six months to two years.
What this service is NOT
This is what we do NOT do, and it is worth reading in full: we evict nobody, we post no guards, we change no locks with people inside and we do not enter an occupied home. We are not an eviction company and we work with none. Nor do we sell alarms or take commission from any insurer. And we are not lawyers: the police report is signed by you or your lawyer. Ours is paper, dates and order — which is exactly what is missing on day one.
Questions about this service
Isn't the deed enough?
The deed proves you are the owner. What has to be proved quickly is something else: that the house was at your disposal and who entered without permission — and that is proved with dates, bills and photographs, not with a twelve-year-old title.
If they call me and I am in my own country, what do I do first?
Call emergency services in Spain and report it the same day: immediate action depends on the first hours. Our protocol says which number to call, what exactly to say and which document to send from your phone. It does not say "take a flight": that is almost never the first move.
What if the occupier is a tenant who stopped paying?
Then it is not the same thing and it is not handled the same way: that is a civil eviction for non-payment, with its own procedure and its own lawyer, and confusing it with squatting costs months. We will tell you on day one, even if it means this service is not yours.
